Tower Grove Neighborhoods CDC to Sell 4168 Juniata

Tower Grove Neighborhoods Community Development Corporation (TGNCDC) has decided to pursue a sale of 4168 Juniata which is the former location of Grand Oak Hill Community Development Corporation.  The building is located in the Tower Grove South neighborhood.  TGNCDC has evaluated all the property holdings for the corporation and determined 4168 Juniata's operating expenses related to the size, current use and operational need are too costly to hold.  Only about 10% of the first floor office space, which is 4500 sq ft, is currently being used by the organization on a consistent basis.  TGNCDC is looking to consolidate the remaining staff (2 employees) into one location.  The new location will be determined within the next several months. 4168 Juniata

The consolidation of the three Community Development Corporations has provided a great opportunity to continue our mission to service Tower Grove South, Southwest Garden, and Shaw neighborhoods.  However, as grant funding through CDBG and other programs continue to decrease, it is imperative to keep operating expenses/ongoing maintenance of properties at a minimum.

The asking price for the property is 315,000 and the building is about 9,000 sq. ft.  It has a large, open, 4500 sq. ft first floor with a small commercial kitchen , ADA bathrooms and lots of storage.  The second floor holds 6 small, renovated office suites.  Four are occupied with neighborhood based small businesses.

If you or someone you know has an interest in the property, please contact Susan Sauer at ssauer@ndconsulting.com
